For long-term conservation of value your property management Berlin creates an individual systematic maintenance schedule and, on request, a financial proposal. We also examine whether it is possible to include subsidies or grants.

Utility bill with warranty
With the help of our “Error Checklist”, we create proper operating costs statements of account for your tenants based on the latest case law. You can arrange a guarantee for this with us. For legitimate objections (except due to a new judgment or incorrectly filed documents) you will be refunded one month’s basic salary.
Fair compensation arrangement
We provide you with a fair offer where you can choose between three options:
- Fixed price
- Basic price plus performance bonus
- % rate of rental income
You will be surprised at how affordable our professional performance really is. Even with the fixed price agreement it is always below the formulation of the 2nd Calculation regulation. We achieve this thanks to our slim line organisation, well-trained staff and advanced software applications.
If you opt for a performance-based bonus, indicators such as vacancy rate, total expenses for maintenance or the amount of outstanding rent receivables can be used as a verifiable basis to be agreed upon.
Customer orientation, service
You can reach us personally: Mon – Fri 8 – 12 am and 02 – 05 pm and by e -mail or fax 24/7. You decide where we work for you: In our or your office, at the property concerned or in your home.
With us, you as the owner or management advisor, are at the centre of our actions. You decide when and to what extent we operate within the framework of an agreed service catalogue. After consultation extra services that you might not have thought of at the end of the management contract (fee charges possible) are also available later on.
It is a matter of course for us to periodically and personally discuss your properties with you as the owner or management advisory board and / or conduct inspections together on request.
You decide how often you want to be involved and informed.
Your Property management Berlin exclusively employs qualified staff (chartered surveyors, real estate merchants, property management specialists, Graduate – MBAs, graduate construction engineers) who are always kept up to date through training (2-3 times per year) and teamwork. Furthermore we live a continuous process of improvement.
Our owner (Dipl.Kfm, banker, EBS – property qualification program, MRICS) has acquired his knowledge in over 20 years of conducting activities in the banking and real estate industry and is, amongst other things, a member of the Audit Committee of the Chamber of Commerce for property traders.
Our services are also tested or certified by TÜV SÜD (DIN ISO 9001), the GEFMA e.V. and the Chamber of Commerce (for forced administration).
Your Property management Berlin operates its business as a sole proprietorship (registered merchant) registered in the commercial register. Moreover, we maintain a business liability insurance and a property damage liability insurance in a sufficient amount as well as a fidelity insurance as compulsory insurance of our BVI association.
